Beyond 90 Days: Residency Options for British Homeowners in Fuerteventura

For many British buyers, a holiday home in Fuerteventura is the ultimate dream. However, since Brexit, the clock starts ticking the moment you land.

While the 90/180-day rule works for casual holidaymakers, those who wish to spend long winters in the sun or relocate permanently need a more robust legal framework

At Golden House Fuerteventura, we guide our clients through the transition from tourist to resident. Here are the three most effective pathways to enjoying Fuerteventura without counting the days.

If you are retired or have sufficient passive income (dividends, pensions, or rental income) and do not intend to work in Spain,

1 the Non-Lucrative Visa is your best option

Who is it for? Retirees or individuals with significant savings.

Key Requirement: You must demonstrate a minimum annual income (for 2025, this is approximately €30,000 for the main applicant and around €7,200 for each additional family member).

The Benefit: It allows you to live in Fuerteventura year-round. After five years, you can apply for permanent residency.

2. The Digital Nomad Visa (DNV): Work from Paradise

Fuerteventura has become a global hub for remote workers thanks to its high-speed fiber optics and outdoor lifestyle.

The Digital Nomad Visa is a game-changer for British professionals.Who is it for? Remote workers, freelancers, or employees of companies located outside of Spain (UK-based).

Key Requirement: You must prove a professional relationship with your company for at least three months and an income typically around €2,500 - €3,000 per month.

The Benefit: A special tax regime (often referred to as a variation of the "Beckham Law") which can significantly reduce your income tax rate compared to standard residency.

3. The Golden Visa: Luxury Investment with Freedom

If you are looking for a premium property investment, the Golden Visa remains the most flexible residency permit in Spain.

Who is it for? Investors purchasing real estate with a minimum value of €500,000 (mortgage-free for the first €500k).

Key Requirement: A clean criminal record and a minimum investment of half a million euros in one or more properties.

The Benefit: Unlike other visas, the Golden Visa does not require you to live in Spain for more than 183 days a year to renew it.

It grants you the right to live and work in Spain while maintaining your tax residency elsewhere if you choose.

Understanding the 90/180 Day Rule

If you choose not to apply for a visa, remember:You can spend a maximum of 90 days in any 180-day period within the Schengen Area.

This is a "rolling" window. Overstaying can lead to fines, deportation, or future entry bans.

Tip: Use a "Schengen Calculator" app to track your stays if you travel back and forth frequently between London and Fuerteventura.

How Golden House Fuerteventura Can Help

Choosing the right property is only half the journey; choosing the right legal path is the other half.
