Today, the real estate market in the Canary Islands is undergoing a revolution, and the dream of passive tourist income clashes with a new, strict legislative reality.

But don't panic: investing in Fuerteventura is still highly profitable. You just need to change your strategy. Let's see exactly what is happening.

Law 6/2025: The 5-Year License Freeze

December 12, 2025, is a date that marked a "before and after" for the Canary Islands. With the publication in the Boletín Oficial de Canarias (BOC) of the Ley 6/2025 de Ordenación Sostenible del Uso Turístico de Viviendas, the government put the brakes on the uncontrolled expansion of short-term rentals to protect residents and the local real estate market.The most disruptive news is the introduction of a 5-year moratorium.What does this mean for you if you want to buy today?Stop on new registrations: Until the end of 2030, it will not be possible to apply for new VV licenses, unless individual Municipalities (Ayuntamientos) act in advance by updating their Urban Plans to define specific areas where they are allowed.Brakes on new builds: To avoid speculation, the law establishes that newly built homes cannot be used for tourist rentals until 10 years have passed since their construction.End of "Pseudo-hotels": It is strictly forbidden for large investors to buy entire residential buildings solely to turn them into tourist apartment blocks.

Who is Safe? (The Transitional Regime)
